Water infiltration rarely shows up where the water gets in. It runs along a membrane, a stud or a joist, then comes out lower down, sometimes several feet away. Fixing the stain fixes nothing.
This is not a general home inspection: we start from your problem and follow the water back to its entry point. Walls, windows, doors, roof, foundation or brick, depending on what you are dealing with.

Signs of water infiltration
A single one of these signs is enough to have it checked. The longer you wait, the further water travels into the wall.
A stain on the ceiling or wall
A brown or yellow ring that grows after a heavy rain or during the thaw.
Blistering paint
Paint swells or peels, plaster turns soft to the touch.
A musty smell
Often the first sign, in a closet, a basement corner or behind furniture.
Water at the bottom of a window
Water on the sill, dark or swollen wood around the frame.
White deposits on brick
Water passing through masonry leaves white salts as it dries.

Step 2 - Following the water back
From the stain to the entry point.
We combine three tools, because none of them is enough on its own. The camera shows where the moisture is, the moisture meter confirms it, and the water test proves where the water gets in.

It shows the damp area behind the drywall or ceiling, without opening anything.
Moisture meter
It measures the actual moisture in the wood and drywall, and follows the trail to its source.
Water test
We spray the outside section by section until the infiltration is reproduced: proof that this is the spot.

In most cases, water gets in through the same places. Each one can be fixed: caulking around openings, window replacement, exterior cladding or overflowing gutters.

How much does water infiltration detection cost?
The price depends on the scope of the search: a leaking window does not take the same work as an infiltration of unknown origin. We discuss it with you before scheduling the visit. Detection is billed separately from the work, and the report belongs to you.
Why is the stain not where the water gets in?

Can I use the report for my insurance or a sale?
Yes. The written report shows the source of the infiltration, with photos, and the recommended repairs. You can hand it to your insurer, a buyer or the contractor of your choice. We deliver it within 7 days.
Do you need to open the walls to find an infiltration?
Rarely. The thermal camera and the moisture meter show where the moisture is without taking anything apart, and the water test confirms the entry point. If an opening becomes necessary to confirm damage, we talk to you first.
Do you also do the repairs?
When the source involves your building envelope, yes: caulking, flashing, windows, membrane or cladding. But you are under no obligation. Detection is billed separately and the report works for any contractor. For a roof or a foundation, we tell you which trade needs to step in.
What should I do while waiting for the visit?
Take photos of the stain and note the date, the weather and the wind direction when the water appears. Protect your furniture and wipe up the water. Avoid repainting or closing up the area: we need to see the trace to follow it back to the source.
