What we see in Laval

Four situations specific to Laval homes

One Laval dwelling in three was built between 1961 and 1980. On top of that, the City's planning code (CDU-1) sets which materials a facade can use.

Post-war bungalows

The City ties the hip-roof bungalow to the 1950s and 1960s, with a mix of brick, stone, vinyl, wood or aluminum. When the lightweight siding is done, we strip it all, install an air barrier and Isoclad insulation, then the new siding.

Vinyl across the whole front?

In most residential areas, vinyl and fiber cement are capped at 40% of each main facade. The sides and back can take them. Existing vinyl can be redone with a material of the same type (acquired rights).

Three materials, colours included

The code allows 3 materials on the main facades, and two colours count as two. Brick, two shades of lap siding and stone is one too many. We check the combination before ordering.

Sainte-Rose, Saint-Vincent-de-Paul, Sainte-Dorothée

These heritage areas require a PIIA if the new material is not similar. In Sainte-Rose and Saint-Vincent-de-Paul, the City favours brick and horizontal wood siding, such as Maibec wood.

What the City asks for

Laval has applied its planning code (CDU-1) since November 2022. The rule starts with one question: same material or new material?

Same material

Replacing siding with the same material, with or without insulation, needs no permit. The exception: your address falls under a PIIA.

New material

Going from vinyl to fiber cement or steel needs a permit. You need a recent certificate of location, and the application goes in online through Mon Dossier. Allow 30 days for a single-family home once the file is complete.

Cost and documents

The City's 2026 fee: $92 for the first $20,000 of work, plus $2.50 per additional $1,000. In a flood zone, the certificate of location must show the flood elevations.

PIIA area or heritage building

A PIIA comes on top of the permit: the City reviews the project, then the executive committee decides. It is free for a single-family home, but it adds time. A classified building also needs approval from the Ministère de la Culture.

Do I need a permit to replace my exterior siding in Laval?

These are heritage areas. Switching to a material that is not similar requires a PIIA, and the City favours brick and horizontal wood siding there. The PIIA application is free for a single-family home.

What renovation grants are available in Laval?

For siding, two programs can apply. Québec's Rénoclimat helps fund exterior wall insulation if the energy evaluation is done before the work. The City's revitalization program covers buildings on its heritage inventory.
