We replace and insulate exterior siding on homes across the Longueuil agglomeration. Each of the five cities requires a permit and bans certain materials, so we check your address before we quote.

Five cities

Longueuil (including Saint-Hubert and Greenfield Park), Brossard, Boucherville, Saint-Lambert and Saint-Bruno-de-Montarville.

Required everywhere to replace siding. From 30 days in Boucherville to at least 10 weeks in Saint-Lambert when a PIIA applies.

What we see on the South Shore

Four situations specific to the area

In Longueuil, 39% of homes were built between 1961 and 1980. And each city in the agglomeration has its own rules on materials.

Homes from 1961 to 1980

The original aluminum or vinyl is at the end of its life, over poorly insulated walls. We strip it all, inspect the framing, install an air barrier and Isoclad insulation, then the new siding.

"I want vinyl"

Vinyl is banned in Saint-Lambert, in Saint-Bruno and in Old Boucherville. Longueuil and Brossard allow it, alongside the masonry they require. Elsewhere, the choice is fiber cement, steel or wood, depending on what the city accepts.

The brick that stays

A Longueuil house keeps at least 50% brick or stone on every facade. Brossard asks for 65% across all facades of a single-family home, Saint-Lambert 60% per facade. So we redo the siding around the masonry, as on our board and batten job in Longueuil.

Old Longueuil, Old Boucherville, Saint-Lambert

In the Vieux-Longueuil heritage site, any exterior change needs 45 days of notice. In Old Boucherville, every exterior renovation goes through a PIIA, and opaque treated wood is one of the allowed materials. In Saint-Lambert, black is not on the list of pre-approved colours.

Three jobs in the agglomeration

Longueuil: slate grey Maibec board and batten, 1,100 sq. ft. in 11 days, brick base kept. Saint-Hubert: Distinction steel in Desert over Isoclad insulation, 1,800 sq. ft. in 2 weeks, with the windows replaced at the same time. Saint-Lambert: ACM panels and Mac Métal steel on a 1970s house, 1,300 sq. ft. in 2 weeks.

Permits and bylaws on the South Shore

Five cities, five sets of bylaws

The agglomeration sets the land use plan, but each city has its own zoning bylaws and issues its own permits. All five require a permit to replace siding.

Rules checked on October 1, 2026 on the five city websites.

Longueuil, Saint-Hubert, Greenfield Park

You apply online, with elevations, the materials and their share of each facade. Replacing more than 25% of a street-facing wall with another type of material requires a PIIA in the zones it covers. The Vieux-Longueuil heritage site requires 45 days of notice.

Brossard

You apply by email or at City Hall. Changing cladding visible from the street goes through a PIIA, unless the new material is in the same class and a similar colour.

Boucherville

A permit is always required: 30 days once the file is complete, $71 in 2026. In Old Boucherville, every exterior renovation goes through a PIIA, and both vinyl and metal lap siding are banned.

Saint-Lambert

Vinyl is banned everywhere, with 3 materials and 2 colours at most. Changing the type or colour of siding visible from the street goes through a PIIA: allow at least 10 weeks.

Saint-Bruno-de-Montarville

Permit in 30 days, vinyl banned across the city. Changing the type or colour on the front or side walls goes through a PIIA, except lightweight siding in grey, brown, beige or natural-stained wood.

What drives the price

What siding costs on the South Shore

Every house gets measured: we do not publish a price per square foot. Here is what moves a quote in the agglomeration. Financing available through iFinance Canada.

The allowed material

With no vinyl in Saint-Lambert or Saint-Bruno, the choice is between fiber cement, steel, aluminum and wood, and the budget follows.

Facades and brick kept

How many walls are redone, how much brick stays, the height, the soffits and the fascia.

Tear-off and insulation

Removing the old siding, repairing the framing if needed, adding an air barrier and Isoclad panels.

Permit and PIIA

The City permit, plus a PIIA in the areas it covers: municipal fees and weeks on the schedule.

Rénoclimat

Rénovation Québec has been suspended since April 1, 2025. Rénoclimat is still open for wall insulation, if the energy evaluation is done before the work.

Heritage programs

Boucherville and Saint-Bruno help replace vinyl with original cladding on heritage buildings. Switching to vinyl or fiber cement does not qualify.

Do I need a permit to replace my exterior siding in Longueuil?

Yes, Longueuil requires a permit to renovate the exterior of a house. A repair that changes neither the dimensions, the shape nor the architectural features can be exempt, except in a PIIA or heritage area. Brossard, Boucherville, Saint-Lambert and Saint-Bruno also require a permit.

Can I install vinyl siding in Saint-Lambert, Saint-Bruno or Old Boucherville?

No. Vinyl lap siding is banned across Saint-Lambert and Saint-Bruno-de-Montarville, and in Old Boucherville, where metal lap siding is banned too. In Longueuil and Brossard, vinyl is allowed alongside the required masonry.

My house is in Old Longueuil. What changes?

Vieux-Longueuil is a cited heritage site of more than 950 buildings. Any change to the exterior appearance, walls included, needs at least 45 days of notice and goes to the local heritage council. We build that into the schedule from the quote.

What renovation grants are available in Longueuil?

The Rénovation Québec program has been suspended in Longueuil since April 1, 2025. For siding, Rénoclimat can help if you insulate at least 20% of the walls, with an energy evaluation done before the work; siding alone does not qualify. Boucherville and Saint-Bruno also have heritage programs for going back to original cladding.

How long does a siding permit take on the South Shore?

Boucherville and Saint-Bruno state 30 days once the file is complete. In Saint-Lambert, where changing the type or colour visible from the street triggers a PIIA, allow at least 10 weeks. Longueuil and Brossard do not publish a timeline, and a PIIA adds to it.

What does exterior siding cost on average?

There is no reliable average: material, area, insulation and access all move the number. On the South Shore, the material your city allows and how much brick must stay also count. The quote is free and follows a visit.
